When is my rent due and how can I pay it?

Rent is due on the 1st day of every month. It is considered late after the 5th. Late fees are applied on the 6th, 16th, and 21st of each month if the balance is not paid in full. Repeated late payments may result in eviction.

What are your pet policies?

Our properties are pet friendly; however, we have a strict pet policy. Pets are allowed with Home Office approval and require a $50 deposit per pet. An additional $50 monthly pet fee is also applied, and a pet agreement must be signed. Pets must never be left outside unattended and must always be kept on a leash.

How do I report a maintenance problem?

You can text our office number at 573-539-0005 to report a maintenance issue. Please include your property address in the message. You may also call the same number and follow the maintenance line prompt to leave a message.

What am I responsible for at the property?

Tenants are responsible for paying utilities where applicable, keeping the interior and exterior of the home clean and tidy, avoiding clutter or mess that negatively affects the home’s appearance, replacing batteries for smoke alarms and carbon monoxide detectors, periodic testing of these safety devices, and lawn care and snow removal where applicable. Tenants are also responsible for changing their air filters every 60-90 days. Charges will be applied when HVAC technicians notice that the filters have not been changed or the units have been tampered with.

How do I terminate my lease?

You must follow the lease instructions and provide written notice at least 30 days prior to moving out. You remain responsible for the entire lease term, even if you move out early. Written notice can be placed in the drop box at your community or emailed to hmgofficeagent@gmail.com.

How do I add or remove a tenant from my current lease?

To add a tenant, they must first be approved by the Home Office. Submit an email to bkground.income.approvals@gmail.com with their valid ID, proof of income, and the address of the home they are being added to.

Tenants are approved based on household income, so removal of a tenant requires Home Office approval and may be denied.

Guests staying in your home for more than 4 days in a month violate the lease and may result in immediate termination.

Our bulletin boards provide real-time community updates, enabling us to efficiently communicate reminders, announcements, rules, general information, and emergency alerts to all tenants.

  • Please note the pet policy and adhere to the rules to keep everyone safe and our communities clean. Do not leave food outside for animals as this attracts bugs and is a violation of the lease. Pets are permitted outdoors only when accompanied by a handler and secured on a leash. Pet waste is to be cleaned up immediately. Every violation results in a fine.
    • Derelict vehicles need to be removed from the property.
  • Always get a receipt for cash payments, never drop cash in the box. Money orders and Cashier’s checks are preferred
  • Change your furnace filters every 60-90 days to ensure good working conditions. Do not tamper with your unit in any other way. If an HVAC technician is called to your home and reports the issue was a dirty furnace filter, you will be charged $100.00
  • It is grass cutting season and like last year tenants are responsible for cutting and weed pulling at your own home. If you choose not to maintain your yard per the rules you will be given a 24-hour notice warning. After 24 hours we will cut your yard and charge a minimum of $50 that will be applied to your monthly rent.
  • Maintain clutter-free, tidy yards.
